As of October 2026, the catalogue lists 899 projects for sale and 34 in preparation in Prague. Among projects that state a price, the median "from" price is CZK 8.4 million, and the middle half of projects start at roughly CZK 6.6 to 12.3 million. Below you will find the distribution of prices and layouts, the largest developers and selected projects by Prague district.

How many new-builds are on offer in Prague

The catalogue contains a total of 2,061 projects for Prague. Of these, 899 are currently for sale and a further 34 are in preparation. The remainder are projects that are no longer actively on offer, for example those that are completed and sold out.

Projects in preparation usually do not yet have a final price list or a full selection of units. If you are interested in a specific location, see the Prague page or the overview of all locations. The complete list is in the project catalogue.

New-build prices: the median and quartiles

The "from" price is stated by 477 projects. The figures in the table are therefore based only on projects that have published a price. Projects without a price, where the price is available only on request, are not included.

Indicator ("from" price)Value
Lower quartilefrom CZK 6.58 million
Medianfrom CZK 8.42 million
Upper quartilefrom CZK 12.3 million

A quarter of projects with a stated price start below CZK 6.58 million, and another quarter start above CZK 12.3 million. However, the "from" price is always the price of the cheapest unit in the project, usually the smallest flat. A larger layout or a higher floor will cost more. When planning your budget, work with the price of a specific flat, not the price in the headline of a listing.

You can estimate an indicative monthly repayment using the calculator.

Which layouts are available in Prague

Judging by the numbers in our database, the most common layout is 2+kk, followed by 3+kk and 1+kk. Large flats are rarer. (In Czech layout codes, "kk" means a kitchenette in the living room.)

LayoutCount
2+kk150
3+kk133
1+kk101
4+kk91
5+kk22
6+kk2

For couples or individuals, the choice is therefore usually widest among smaller flats. Families looking for a 4+kk or larger have fewer options, and for the largest layouts there are often only a few units.

How to use this overview

  • Compare the price of a specific unit, not the "from" price.
  • Check whether the price includes VAT and what it covers (cellar, parking space, front garden).
  • Find out the status of the project: building permit, schedule, reservation terms.
  • For projects without a published price, request the price list directly from the developer.

If you are not sure where to start, you can use the housing enquiry, where you describe your requirements for layout, district and budget.
